You've agreed a price, the buyer's survey has been done, and now the email arrives: "Our surveyor found some issues. We'd like to discuss the price."

Renegotiation after a survey is one of the most common and stressful moments in selling a home. Sometimes it is fair. Often it is a buyer using a long list of minor points to push for a discount. Either way, it happens late in the process, when you have the least room to say no.

How often do buyers act on their survey?

Research from the HomeOwners Alliance found that one in three buyers who had a survey went on to save money. Of those surveyed, 30% took action because of what their survey flagged:

  • 10% renegotiated the purchase price
  • 9% had the seller fix the problems
  • 4% pulled out of the purchase entirely

Why buyers have the upper hand right now

Market conditions matter too. Rightmove reported in September 2026 that the number of homes for sale was at a 12-year high and only 61% of listed properties were finding a buyer. With so much choice, buyers feel confident pushing back on price, and a list of defects gives them a reason to.
